The latest Metro Denver housing numbers show a market that remains active, even as inventory tightens heading into the final stretch of the year. Here’s what the data is telling us this week:
📉 Active Listings Dip Slightly
There are 12,277 active units across Adams, Arapahoe, Broomfield, Denver, Douglas, Elbert, and Jefferson Counties, a modest 0.8% decline week over week. This small drop in available homes continues the trend of low inventory that’s kept competition steady among buyers.
📈 Sales and Contracts Gain Momentum
703 homes closed, marking a strong 13.4% increase from the previous week, a clear sign that buyers are still moving forward despite seasonal slowdowns.
Pending units also rose 5.9%, with 838 homes under contract, showing that demand remains resilient as we approach year-end.
🏡 Days on Market and Supply
The median days on market (DOM) inched up to 38 days, a 2.7% increase, which indicates homes are still selling within a healthy time frame.
Meanwhile, months of supply dropped to 3.4, down 6.4% week over week, reaffirming that we’re still in a seller-leaning environment, especially for well-priced, move-in-ready homes.
👀 Showings Ease Slightly
Total showings came in at 12,199, a 4.2% dip from the week before. While fewer showings are typical for this time of year, the data still points to solid engagement from serious buyers.
🔎 What This Means for Buyers and Sellers
For sellers, the takeaway is clear: well-prepared listings are moving. Even with fewer active buyers, motivated house-hunters are locking in purchases quickly when homes are priced right.
For buyers, the slight rise in days on market offers a bit more breathing room, but with inventory still tight, attractive properties won’t last long.
