Episode 11 of 30 | The Dream Amplifier's Best Neighborhood Guide Series

We've spent the last few weeks talking about neighborhoods where you can walk to coffee, restaurants, parks, and the things that make city life interesting.

But what if that's not what you're looking for?

What if your ideal Saturday morning is quieter?

More space.

A little more privacy.

A larger yard.

Maybe a winding street instead of a busy avenue.

If that sounds more like your version of home, Wellshire deserves a look.

🌿 This Week's Neighborhood: Wellshire

Wellshire is a serene residential pocket built around wide streets, generous lots, and the green expanse of Wellshire Golf Course.

There's a noticeably quieter, more suburban feel here, even though you're still in Denver.

Midcentury ranches and newer homes line established streets, while the golf course and nearby High Line Canal provide opportunities to get outside. Shopping, dining, and other conveniences are available in surrounding neighborhoods, although Wellshire itself is decidedly residential.

It's a very different proposition from neighborhoods like West Highland.

And that's exactly why we're exploring it.

🏡 Wellshire at a Glance

Neighborhood Statistic Figure

Population 3,269
Average 2025 Sale Price $1,399,398
Real Estate Rank #28

But the numbers still don't tell you what makes Wellshire interesting.

☕ My Take: Sometimes You're Buying the Setting

When you're looking at Wellshire, space matters.

Lot size.

Privacy.

The condition and quality of the renovation.

And where the property sits in relation to the golf course, surrounding homes, and neighborhood streets.

Those factors can make a meaningful difference when you're comparing properties here.

This is one of those situations where I wouldn't encourage buyers to compare homes based solely on price per square foot.

Two houses can have similar square footage and still offer very different experiences.

One may have a beautifully landscaped yard with room to entertain.

Another may have a setting that feels remarkably private.

And another might sit on a particularly appealing street or offer proximity to the golf course.

Sometimes you're paying for something the square footage doesn't capture.

The setting.

🔎 What Zillow Won't Tell You

A listing can tell you how many square feet the house has.

It can tell you the size of the lot.

It can even show you a satellite image.

But none of those things quite tells you what it feels like to have space around you.

That's something you need to experience.

Stand in the backyard.

Walk the property.

Drive the surrounding streets.

Pay attention to the neighboring homes and how they relate to the property you're considering.

Then ask yourself:

"Is this the kind of space I actually want?"

Because more isn't automatically better.

It has to be the right kind of more.

🎯 Dream Amplifier Tip: Compare the Land, Not Just the House

When a neighborhood is known for larger lots and a more spacious residential feel, don't just compare the houses.

Compare the land and setting.

Ask yourself:

How private is the backyard?

How much of the outdoor space is actually usable?

What surrounds the property?

Where does the sun hit the yard during the times I'd use it?

How might this space change the way I live in the home?

Those details can matter just as much as another bedroom or an extra 300 square feet.

And they're difficult to appreciate from listing photos alone.

Could Wellshire Be One of Your Three?

If you're looking for a quieter residential setting, generous lots, established homes, and a little more breathing room, Wellshire could be worth exploring.

It isn't trying to compete with neighborhoods where the coffee shop is right outside your door.

Its appeal is different.

Sometimes the luxury isn't having more things nearby.

It's having more room to enjoy the things that matter to you.

As you narrow your Denver search, think about the three neighborhoods that best match the life you're trying to create—not simply the three with the most impressive list of amenities.

Then let's explore them in person.

Next week, we'll look at another neighborhood with a very different kind of residential appeal.

Until then...

Keep dreaming big.

We'll find the neighborhood that matches it.
