Episode 9 of 30 | The Dream Amplifier's Best Neighborhood Guide Series

There's something different about a neighborhood when you can leave your front door and actually walk somewhere.

Not because you have to.

Because you want to.

Coffee.

Dinner.

A drink with friends.

A local shop.

Maybe just a walk down a tree-lined street because the weather is too good to waste.

That's part of the appeal of West Highland.

And it's one of the reasons this northwest Denver neighborhood is worth exploring.

🌿 This Week's Neighborhood: West Highland

West Highland has a polished neighborhood feel built around Highland Square and West 32nd Avenue.

Victorian-era homes, Craftsman bungalows, and newer construction sit alongside boutiques, patios, restaurants, and tree-shaded residential streets.

Highland Square gives the neighborhood a natural gathering place. It's somewhere you might meet friends, discover a new restaurant, or simply spend an afternoon exploring.

And despite that neighborhood atmosphere, downtown Denver and other northwest Denver destinations remain conveniently accessible.

There's something appealing about having a neighborhood that feels like a destination in its own right.

But here's where things get interesting.

Those numbers describe the neighborhood.

They don't tell you what it might feel like to live there.

☕ My Take: Walkability Is About More Than Distance

When buyers hear the word walkability, they sometimes think it simply means being close to a coffee shop.

I think it's more important than that.

A walkable neighborhood can change how you experience your home.

If restaurants, shops, and gathering places are part of your regular routine, being able to walk there can become a meaningful part of your lifestyle.

Maybe you start walking to get coffee instead of driving.

Maybe dinner becomes a spontaneous decision rather than something you have to plan around traffic and parking.

Maybe you find yourself spending more time outside and getting to know the neighborhood.

Those are the kinds of everyday experiences that can make a place feel like home.

And in West Highland, that connection to 32nd Avenue can also influence the real estate itself.

Location within the neighborhood, renovation quality, architectural character, and access to local amenities can all influence what buyers are willing to pay.

Square footage matters, of course.

But it doesn't tell the whole story.

That's something worth remembering when comparing homes.

🔎 What Zillow Won't Tell You About West Highland

A listing might say:

"Walk to restaurants and shopping."

Technically, that's useful.

But how far?

And what does the walk actually feel like?

Is it a pleasant stroll through the neighborhood?

Are there places you'd genuinely want to visit?

Would you actually walk there on a Tuesday night?

That's why I encourage buyers to test walkability themselves.

Don't rely entirely on the little walking icon on a map.

Take the walk.

See what the neighborhood feels like.

Notice the businesses, the sidewalks, the traffic, and the streets you'll actually be using.

Because there's a difference between living near something and making it part of your life.

🎯 Dream Amplifier Tip: The Three-Destination Test

When you're considering a walkable neighborhood, pick three destinations you'd realistically use every week.

Then walk to them.

A coffee shop.

A restaurant.

A grocery store.

Or whatever three places matter most to your lifestyle.

Pay attention to how long it takes, how comfortable the walk feels, and whether you'd genuinely enjoy making that trip regularly.

You'll quickly discover whether the neighborhood's walkability is actually useful to you or simply a nice bullet point in a listing.

The goal isn't to find a neighborhood where you can walk everywhere. It's to find one where you enjoy walking to the places that matter to you.

Could West Highland Be One of Your Three?

If you want historic character, a strong local gathering place, restaurants and shops nearby, and convenient access to the rest of Denver, West Highland is worth exploring.

But don't just look at the houses.

Walk the neighborhood.

Spend some time around Highland Square.

Explore 32nd Avenue.

Then ask yourself:

"Would I actually use what makes this neighborhood special?"

Because the right neighborhood isn't necessarily the one with the most amenities.

It's the one where the amenities fit naturally into your life.

As you continue exploring Denver, I encourage you to identify three neighborhoods that might support the life you're dreaming about.

Then let's look more closely at the homes, the streets, and the opportunities within each one.

Next week, we're going to slow things down a bit and explore a very different kind of Denver neighborhood.

Until then…

Keep dreaming big.

We'll find the neighborhood that matches it.
