Here's a simple rule I share with almost every buyer I work with.
Don't search all of Denver.
Search three neighborhoods.
That's it.
Not because the other neighborhoods aren't great.
But because buying a home isn't about finding the best neighborhood.
It's about finding the one that fits your life.
Once you've narrowed your focus, everything becomes clearer.
Instead of comparing hundreds of homes across dozens of neighborhoods, you're comparing a handful of homes in places that already match your lifestyle.
It's amazing how much easier the decision becomes.

Here's what that might look like.
A buyer tells me:
✔ Budget: Around $700,000
✔ Commute: Denver Tech Center
✔ Weekend plans: Coffee shops, farmers markets, and evening walks.
I'm probably not going to recommend all 25 neighborhoods in our guide.
Instead, I might say:
"Let's start with three."
Maybe that's Platt Park, Washington Park West, and University.
From there, we explore.
Sometimes we confirm one is perfect.
Sometimes we discover another neighborhood they hadn't even considered.
Either way, we've gone from feeling overwhelmed to having a clear direction.

One of the biggest misconceptions about my job is that I'm here to show people houses.
I'm happy to do that.
But my real job is helping people make confident decisions.
Sometimes the most valuable advice I can give isn't "Look here."
It's "You don't need to look over there."
That kind of clarity saves time, reduces stress, and helps buyers focus on what truly matters.
